On Time, On Budget, Despite COVID-19

Ryanair’s new office ‘Airside Green’, constructed from a green field site to a new 120,000 sq. ft. lettable office space spread over 6 levels serviced by roof mounted external plant with a permeable car park for 180 car parking spaces. The project was originally planned to be constructed within a 12month period with the exception of an 8week C-19 industry shutdown the project was handed over on time.

When we originally tendered the project, it was designed with three number concrete core sections with steel infills forming the structure for the office space. mac re-designed the cores to a steel solution ensuring that all of the superstructure was constructed from structural steel.  This allowed us to parallel process the manufacture of the superstructure off site, while our site team drove on with the substructure works on site concurrently. This reduced the programme risk posed by the ‘stop start’ sequence required for the construction of insitu concrete within the cores and allowed us to accelerate our early programme tasks completing the structure and weathering the building within seven months from commencement. Despite other challenges along the way Ryanair, Atkins and mac formed a great partnership to deliver this project on time and budget.

This project flew up since it began back in April 2019. Adjacent to Ryanair’s already existing offices, we constructed a structural steel framed building with composite metal deck in-situ concrete floors over 6 no. floors, enclosed with aluprof curtain walling and kingspan recess cladding panels forming a new office space of 120000 sq. ft. office space and external car parks.
