Contracts Manager / Project Manager

The Role

The Contract Manager/Project Manager (CM/PM), as site team leader, will have overall responsibility for production and with the QS financial performance of the contract to the Project Director.

The successful CM/PM needs to be familiar with and have the ability to coordinate all aspects of the contract to ensure that the project meets the requirements of the client.

The CM/PM must carry out their work in accordance with the relevant standard procedures and will discharge their duties listed in the mac-group safety policy.

You, will at all times, protect and present a positive image of the Company showing a consistent and united face to Clients, Consultants, Sub-Contractors and members of the public and will look for business opportunities, with known contacts, for the Company.

 

Duties & Responsibilities

More specifically, the CM/PM is responsible for the following:

Tender Stage
The CM/PM may assist in the production of the tender as instructed by the Project Director, this may involve:

  • Visit the site.
  • Prepare the programme, method statements and submission.
  • Assess plant requirements and prepare a scaffolding schedule.
  • Discussion with major S/C, Suppliers, Local Authority, Statutory Bodies, Police etc.
  • Assess the Safety and Environmental risks.
  • Prepare draft preliminaries.

Pre-Construction Stage

  • Produce the contract programme.
  • Compile and implement the Project Strategy Plan.
  • Produce the information required schedule.
  • Ensure that action is taken following the mac start-up meeting.
  • Set up the sub-contracts buying schedule with the QS.
  • Agree and arrange with the QS major preliminary items expenditure, including plant, accommodation.
  • Agree possession of the site.
  • Advise statutory and other authorities of site start date.

 

Construction Stage

  • Monitor the Project Strategy Plan and update as necessary.
  • Ensure the control of correspondence, drawings, information flow and consultants instructions.
  • Monitor programme and take action as necessary to comply with the contractual requirements.
  • Manage information flow and information required schedules.
  • Arrange and chair production meetings.
  • Manage S/C including S/C progress meetings and S/C pre-order meetings.
  • Prepare reports and attend Design Team Progress Meetings.
  • Responsible with the QS and SM for site cost control methods.
  • Prepare contract report and with the QS report to cost monthly meetings.
  • Review buildability and identify methods of construction with commercial or programme advantage where possible.
  • Monitor and manage any S/C design, as required by the contract.
  • Protect mac’s contractual position with correspondence, information or notices as required.
  • Monitor overall site progress against programme. Agree programmes with sub-contractors and, monitor progress with the SM.
  • Take the principal responsibility for environmental issues on his contract/s and advise on the appointment of the Environmental Co-ordinator
  • Ensure the productive running of the site identifying and resolving potential problems.
  • Ensure the general appearance of the site the company image,  positively marketing the company.
  • Ensure that complaints received on site are settled.
  • Prepare applications for extensions of time with the QS.
  • Prepare lists of outstanding works and completion programmes to ensure a timely finish of the project.
  • Obtain a punctual Practical Completion Certificate.

 

Post Construction Stage

  • Obtain the defects list remedy any items and obtain the Certificate of Making Good Defects.
  • Assist the QS in the preparation of Loss and Expense Applications and in the provision of information for FinalAccounts.

 

Specific Safety Responsibilities

  • Understand the Company’s Health & Safety Policy and appreciate the responsibility for health & safety allocated to each grade of employee.
  • Have an understanding of the Health & Safety Law, and in particular, the relevant legislation.
  • Ensure that budgets and tenders are adequate to cover sound methods of working and the provision of the required welfare facilities.
  • Liaise with the Project Director on the arrangement of funds and facilities to meet the requirements of the policy.
  • Determine adequate Health and Safety provisions at the project planning stage and implement same throughout the duration of the project.

Particular attention will be given to:

  • the most appropriate order and method of working having due regard of relative hazards
  • the provision of welfare and sanitation facilities
  • hazards which might arise form overhead or underground services
  • allocation of responsibilities with sub-contractors and others
  • necessary fire precautions
  • adequate first aid facilities
  • if there are any specified materials that are hazardous where safer substitutes can be recommended and advise architects
  • ensure implementation of the Project risk assessment procedure in particular stage A inspection and review procedures, and safety induction procedure
  • develop a Project Strategy Plan for each site under their control and ensure appropriate information is provided to The Principal Designer / PSCS for inclusion in the project Health and Safety file
  • Liaise with the Safety Advisor to ensure proper reporting of Health and Safety matters.
  • Discuss working methods and precautions with site management and sub-contractors before work starts.  Continue planning process and review safety requirements on a weekly basis.
  • Ensure appropriate precautions are put in place by contractors for specific elements of the work including all provision of suitable method statements and risk assessments.
  • Monitor site safety reports and ensure that unsatisfactory conditions are rectified as a priority.
  • Act on the recommendations of the Safety Department.
  • Set a personal example, including the wearing or use of protective clothing or equipment on site visits and actively promote the safe conduct of the work generally.
  • Ensure qualified Temporary Works Co-ordinators are appointed
