Waterloo Exchange Building Modernisation

Complete strip out and refurbishment of Waterloo Exchange for Davy Real Estate at St.Martin’s House, Ballsbridge, Waterloo Road, Dublin 4.

Particularly challenging on this project was the fact that the works had to be undertaken whilst there were live tenants on levels 1 & 9 and busy retail units operating on the ground floor throughout the duration of the project.

mac-group replaced all the windows in our building (St. Martin’s House) and carried out upgrade works to the facade, lifts and other public areas, while we were operating in the building. Together we designed a plan to carry out the window replacement on a phased basis to plan for and minimise the impact of the works on our staff. The project included:

• New shower block
• Upgrades to existing toilet areas
• The installation of a new feature stairs
• Significant M&E works
• New floor, wall and ceiling finishes
• Replacement of existing all windows
• New replacement paving to the main entrance and steps
• External works included the construction of new planter boxes, bollards and benches

Further works were carried out in the building for client Jazz Pharmaceuticals after completion of the refurbishment works.

The new owners recognised that there was a huge amount of work to be done to the offices we occupy in St Martin’s House. The windows and lifts needed to be replaced, the stairs, toilet facilities and reception modernised and the whole building given a facelift which included new paving installed at our front entrance and a new shower block. It has to be said that, while it was very challenging for us to maintain normal activities for the duration of the works, mac-group did put a good plan in place in consultation with us from the start to phase the work to minimise the effect on our business and when changes were necessary as they invariably are in such a project, they communicated with us every step of the way to minimise any disruption – Ray Mooney, Director of Corporate Services, Mental Health Commission
