Project Overview

mac was awarded the shell and core construction of The 8 Building, Newmarket Square, Dublin, 8. This 118,000 sq.ft. commercial building consists of a single storey basement car park with 6 floors. This project achieved a LEED Gold rating.

 

Project Works Description

The design and build of a 106,000 sq. ft. office development comprising six floors over a single storey basement, the structure consisting of an in-situ concrete frame with the façade being constructed from a combination of curtain walling (unitised system), zinc cladding and stone façade. Cladding systems included the Corium ‘Brickslip’, the first time this system has been used in Ireland.  It is a well established product in the UK but this is it’s flagship project in Ireland. The basement construction was undertaken using a contiguous piling method to provide earthworks support for the basement excavation. All lift cores, stairwells and toilet areas on each floor were fully fitted out to a very high standard.

Sandwiched between two live operating businesses with one requiring party wall agreements and treatments, this project encountered major challenges at commencement on site when we discovered extensive asbestos contamination and extensive archaeological interest, both of which had been underestimated in the received tender information. We worked closely with all parties to re-sequence and re-programme the works to mitigate disruption, resulting in minimal delays to the overall programme.

 

Specification:

  • 75,107 sq. ft. (6,977 sq. m.) NIA Grade A workspace over six floors above basement finished to the highest of standards
  • BER A3 energy and LEED Gold Building Certification
  • Comfort cooled and heated using a Heat Recovery System with complete individual control of all internal fan coil units, designed to an occupancy of 1/8m2 density with further capacity for meeting rooms
  • Mechanical fresh air ventilation at 10L/sec per person with an occupancy of 1person/8m2 using high efficiency AHUS complete with flywheel energy recovery on a floor by floor basis
  • Concrete frame solution
  • Aluminium curtain walling
  • Steel framed feature windows
  • Zinc to façade
  • Exposed ceilings
  • Raised Access Floor
  • Fit out of WC cores
  • Dedicated 1000kVA ESB substation with electrical and IT risers within each of the three cores allowing for flexible distribution
  • PV panels on the roof allow an element of carbon neutral offset energy
  • LED lighting throughout the building with the main offices being illuminated with aesthetic suspended up/down lights. Core and toilet areas illuminated with semi hidden shadow raft lighting
  • Easily accessed and secure underground parking for 18 cars – including two electrical charging points – and 96 bicycles
  • Eight showers with two changing rooms with storage lockers
  • 3x 15-person Kone lifts with destination controls optimising the response and travel time
