Project Overview

Strip back to shell and CAT A refurbishment of a nine-floor building in the heart of Westminster. Works also included the removal and replacement of existing M&E services with a fully exposed services installation. Structural alterations included a new lift shaft, staircase and slab infills along with roof and balcony decking areas.

 

 Project Works Description

  • Full building strip out to shell and core.
  • Replacement windows, roof coverings and external plant deck.
  • Partial re-cladding of existing external façade including full stonework re-pointing.
  • Piling installation for new construction works.
  • Extension to both front and rear of the building.
  • Removal of 2 no. existing reinforced concrete cores.
  • New lift shaft, staircase and infills.
  • Construction of new balcony decking areas and glass balustrades.
  • Construction of new reception, shower and toilet blocks.
  • Complete internal fit-out of landlord and tenant areas with new raised access floors, wall and ceiling finishes.

 

 Mechanical Scope

Replacement of existing chilled water and LTHW systems, Fan Coil Units, ductwork, water systems, drainage and ancillary systems, leak detection system, alterations and modifications to existing sprinkler pipework and installation of a new Building Management System.

 

Electrical Scope

Replacement of existing lighting and small power distribution, emergency lighting, fire alarm, access control and HV upgrade.
