One Microsoft Court Reconfiguration Project

South County Business Park, Leopardstown, Dublin 18

 

Project Overview

A full strip-out and high specification refurbishment of 106,000 sq.ft. of office space along with demolition and refurbishment of full height atrium space & ground floor recreational and dining facilities, including introduction of new access stairways and cantilevered meeting space.

The aim of this reconfiguration project was to bring the office experience closer in line with the Microsoft headquarters campus. Refitting the existing outdated space with new state of the art office facilities and reconfiguring the existing full height building atrium and ground floor areas with top class architectural features including new access/egress feature stairways & suspended meeting space within the atrium along with dining, recreational & wellness facilities on the ground floor.

This three storey facility is an integral part of Microsoft’s global operation and all phases of this project were completed on time even given the constraints around working in a live operational building and during the COVID-19 pandemic.

 

Project Works

  • 106,000 sq. ft. of usable area.
  • Single storey basement.
  • Open plan office space.
  • Break out areas.
  • Meeting rooms.
  • Strip out & replacement of MEP services.
  • Feature staircase.
  • Slab extensions.
  • Construction of suspended ‘Look-Out’ meeting room within full height atrium space.
  • Dining, recreational and wellness facilities on the ground floor.
  • Mechanical: Exposed overhead services throughout project including integration of completely new VRF A.C. system, new AHUs & ventilation along with provision of new water services system and upgrade of toilet & washroom facilities.
  • Electrical: Replacement of all life safety systems including fire alarm, emergency lighting and automated panic door hardware. Provision of new lighting throughout including numerous feature and LED lighting installations. Complete overhaul of general power services network along with integration of new security system consisting of access control and CCTV along with a new IT network involving new structured cabling and WIFI points throughout. A complete refit of all AV equipment & system was incorporated within the project.

Key Challenges:

  • This extensive refurbishment/reconfiguration works was carried out in the building while remaining live and occupied by Microsoft staff.
  • COVID-19 Pandemic.

This project was awarded Large Office of the Year and over all Project of the Year at The Fit Out Awards 2020.

 

The One Microsoft Court Project has been an amazing achievement that had a high bar of success, with the primary being to deliver a One Microsoft Campus. The transformation of a 20-year-old end of life building into a alive and engaging environment has been transformational. The best thing is as we have employees returning to OMC, who have worked in the building for year they are astonished at what has been achieved so thank you to the entire team for the great delivery.

The building is a fabulous example of where the client, design, contractor and sub-contractor teams have worked proactively together, throughout all the challenges faced, to produce a stunning piece of internal architecture, that has created a varied, functional and beautiful working and collaborative environment for Microsoft. It is definitely an amazing addition to the Microsoft Campus in Leopardstown.

All the team have worked collaboratively together to deliver a very high quality fit out to the office, meeting room and shared spaces. The features in the Atrium space are a fantastic piece of Architecture providing a truly interactive and dynamic environment with excellent connectivity across the floor plates. The incorporation of extensive absorptive materials to Atrium and meeting room spaces has delivered a very comfortable environment throughout the building.
