Mountpark Logistics Unit A

Mountpark Logistics, Baldonnell Business Park, Dublin.

Located at the original Baldonnell Business Park which was developed by SIAC in the late 1990s, the 35-acre site is home to Mountpark Baldonnell. The project was a speculative development and Mountpark’s first ever development in Ireland. The objective was to deliver a first in class industrial warehouse logistics building. The total area of landscape is circa 13 acres.

The building is a structural steel double portal frame design founded on reinforced pad foundations on lime and cement stabilised ground.

Phase 1 of the project involved the Design and Build of Unit A and preparation of the building plateau levels for Phase 2.

The site areas involved a full ground solution offered by mac group for lime & cement stabilisation achieving a CBR of 15%. The earthworks and ground improvement works were circa 18000m3 of material being reengineered to achieve building and external works plateau areas. The stabilisation works involved the removal of made ground and reengineering of site won material excavated from on site borrow pits. External Landscaping involved a site area of circa 6 acres for the provision of new public open space and walkways including the provision of green gym equipment. During the excavation works there was an archaeologist in attendance and in total 13 sites of Archaeological interest were discovered during the earthworks. The most significant finds were a stone spear head dating to 4000BC and a 40m diameter ring fort.  The works also involved directional drilling under the River Camac to bring electricity and foul drainage connections to the site.

Gary and his team in Baldonnell have shown a commitment from the outset of the project to deliver a top-quality product for their Client. They have had an engaged and positive approach to the design and delivery of the scheme; overcoming some significant challenges, from the archaeological finds from almost day 1, to working adjacent a live airport as well as the river Camac. As Unit A nears completion and Unit B now underway on site, we look forward to continuing this relationship and ultimately the delivery of Units we can all be proud of. – Ian Morgan, Associate Director, Projex Building Solutions
