Project Works Description

The Mountpark Logistics Dublin project was a JCT 2005 Design and Build of a Shell & Core warehouse with 5,000 sq ft office and welfare area comprising of steel frame double portal frame founded on pad foundations, Kingspan composite wall and roof cladding, AOV’s to warehouse roof, Siphonic drainage system, metal deck & concrete office 1st & 2nd floor slabs, FM2 laser warehouse floor slab, 10 Dock Levellers and shelters including 4 Euro docks, concrete service yard. Permeable Asphalt carpark area for 120 cars, Electrical Vehicle charging for 4 vehicles, Asphalt access roads and grasscrete fire tender route.

The site area involved a full ground solution offered by mac-group for Lime & Cement stabilisation achieving a CBR of 15%. The earthworks and ground improvement works were circa 18,000 m3 of material which was reengineered to achieve building and external works plateau areas. The stabilisation works involved the removal of made ground and reengineering of site won material excavated from on site borrow pits. External landscaping involved a site area of circa 6 acres for the provision of new public open space and walkways including the provision of green gym equipment.

During the excavation works there was an archaeologist in attendance and in total 13 sites of Archaeological interest were discovered during the earthworks. The most significant finds were a stone spear head dating to 4,000BC and a 40m diameter ringfort.  The works also involved directional drilling under the River Camac to bring Electricity and foul drainage connections to the site. This project both targeted and  achieved BREEAM Very Good certification.

Electrical Scope

Full Electrical installation to office and welfare areas including the construction of a new ESB substation serving the building.

Mechanical Scope

Full Mechanical installation to office and welfare areas including Thermal Dynamic Air to heat pumps and full VRF heating and ventilation system.

Project Challenges

Working adjacent to the Casement Aerodrome, archaeological discoveries during earthworks, managing on site Japanese Knotweed, working adjacent to the River Camac (engagement with Inland Fisheries), inclement weather conditions during construction.

Sustainability/Environmental aspects

  • The completed project achieved BREEAM Very Good certification and won a Sustainability Award for innovation in the use of Lime /Cement Stabilisation. The project achieved a Gold Award by the Considerate Constructors Scheme.
  • Subsequent to the completion of the warehouse mac-group was awarded a €4m package by the anchor tenant, United Drug for the provision of a temperature controlled facility within the existing building.
  • Works comprised the installation of wire guided forklifts within new narrow aisle racking, fit out of new offices and canteen, installation of new AHUs, new sprinkler tanks with capacity of 1.3m litres of water, roof and in-rack sprinklers, aerosol storage area, CCTV, automation and access control systems.
