Global Investment Corporation, Interior Fit Out Project, Dublin 2

 

Project Overview

An interior fit out of our client’s new offices in Dublin 2. This project involved a full office and M&E strip out, followed by a full CAT A & CAT B fit out.

The space was fitted out with optimum acoustics in mind, with double-glazed partitions and curved partitions. There were multiple specialist joinery wall finishes, acoustic panels, Autex panelling and timber panelling, that not only serve an aesthetic purpose but provided enhanced acoustics. Exposed ceilings with acoustic baffles, specialist joinery, wall cladding and acoustic wall panels predominately adorn all surfaces throughout, while a combination of engineered oak flooring and carpet tiles complete the floors.

The client decided to create a greener office environment for their staff with flower bed planting scattered throughout the area, adding a bright and fresh feel to the space. The curved glazed partitions and carefully selected paint colours complete the look of this high finish and high-quality fit out project.

Project Works include:

  • Open plan office space for 40 people.
  • Open plan collaboration zone.
  • 6 meeting rooms.
  • Working café and kitchen area.
  • Board room with secret coffee dock.
  • 3 phonebooths.
  • Full comms room.
  • Cloakroom.
  • Reception area.
  • Mechanical: A full new M&E fit out consisting of new FCU’s, ductwork, feature grills and lighting with existing sprinkler adjustments along with new power, data, IT and security throughout.  The install of 22 new Diffusion FCU’s, 2 CRAC units in the Comms Room with 2 condensers in the basement. The design was a mixture of exposed and closed ceilings throughout, in exposed areas Coanda plate grilles were installed. Adaptation of the existing sprinkler system was required, with a new compressor and pre-action valve required for the Comms Room.
  • Electrical: The install of 1 SDB within the tenant riser, along with a full electrical install throughout, to include new small power, low voltage and lighting. AV and IT was client direct.

Key Challenges:

  • This project was completed on time even given the constraints around working in a live operational building and during the COVID-19 pandemic.
  • The existing sprinkler system throughout the floorplate resulted in increased builders works within the exposed ceiling areas. Localised heat traps had to be installed above each head in order for compliance.

Sustainability:

The completed project achieved LEED Certification. To achieve this LEED Accreditation materials with a high recycled content were chosen and solvents and adhesives with a very low VOC content were used.
